The climate on the Antilles is tropical, it is warm every day with occasional heavy rain showers. The islands of the Antilles are divided into the Windward Islands and the Leeward Islands.

Windward Islands

Saba and Saint Martin belong to the Windward Islands. Although the temperatures on these islands are always tropical, you have more chance of hurricanes on these islands. These islands are also wetter than the Windward Islands, which is reflected in the rich flora and fauna on the islands.

Leeward Islands

Aruba, Bonaire and Curaçao belong to the Leeward Islands. The chance of hurricanes is a lot smaller here, but there is always a cooling breeze. These islands are also drier than the Windward Islands and this is reflected in their nature.

Buying a detached house or villa in the Antilles

If you prefer more freedom of choice when buying a house in the Antilles, you can consider buying a detached house or a villa on one of the islands of the Antilles. The offer of these types of houses is enormous and the characteristics of each house offered can also differ a lot.

The advantages of buying a detached house or a villa, compared to a flat, are obvious. You have much more privacy, much more space in and around the house, and many more options in terms of layout.

Additional disadvantages may be that you have to do all the maintenance yourself, and there is not always supervision of the house when you are not there. There can also be big differences in the supply of houses for sale, think of the difference in price categories, the condition of the house and the area where the house is situated. So make sure you are well informed about this when you buy.

Build on your own plot

Of course, you can also choose to buy a piece of building land and have your future home built on your own plot. By building your own house, you can design it according to your own wishes and you will lack nothing. If you choose to have your home built, there are a number of points of interest to take into account.

Taxes on your home purchase

If you buy a house in Curaçao, you will have to deal with transfer tax and property tax. You pay transfer tax on the purchase price when you buy the house. Real estate tax is paid annually, as long as you own the house.

Saba and Sint Maarten have two types of taxes, just like Curaçao. On both islands you pay the previously mentioned transfer tax, on Saba you also pay property tax and on St. Maarten you pay land taxes. Both these taxes are, just like the real estate tax on Curaçao, an annually recurring tax.

Where in the Antilles can you live beautifully?

Everywhere on the Antilles are beautiful places to live, so it can be quite difficult to decide where you want to buy your house. A few highlights are worth mentioning.

Sunset heights

Located on a hill with a beautiful view on the north coast of Curacao is the resort Sunset Heights. Sunset Heights sells lots, flats and homes. This resort has 24 hour security, a VvE and is only a 12 minute drive from the airport. The most beautiful beaches of Curacao are just a 20 minutes drive from this resort.

Vista Royal

On Curaçao, in the Jan Thiel region, lies the villa district Vista Royal. This district not only offers the most luxurious holiday villas, but also has beautiful flats for sale. The beach of the Jan Thiel Bay is within walking distance, as are restaurants and various water sport facilities. Vista Royal is located on the east side of the island. Close to a beautiful nature reserve and about 20 minutes drive from the capital Willemstad.

Divi Aruba

Located in Oranjestad, with the beach within easy reach. Divi Aruba is a wonderful place for holidaymakers, but also for people who are looking for a luxury penthouse for temporary or permanent residence. This location offers both peace and quiet and the vibrant life of Aruba.

Blue Bay

To the northwest of Willemstad, on the south coast of Curaçao, lies Blue Bay. Here you can live on a secured resort with use of the facilities. A beautiful sea view and only 300 metres from the beach. Blue Bay offers lots, villas and flats for sale. They have their own golf course.
