About Bonaire

About Bonaire

The island of Bonaire is approximately 38.5 kilometres long and has a surface area of about 281 square kilometres. The population was around 21,750 in 2020, divided among various districts. Most of the inhabitants are located in the capital Kralendijk. Bonaire is one of the three Windward Islands of the Netherlands Antilles.

Klein Bonaire

For those who love diving, Bonaire is the perfect place. Not only Bonaire itself has beautiful spots for diving, but also on the neighbouring and uninhabited island Klein Bonaire divers can enjoy 600 hectares of coral reef, tropical fish and beautiful mangroves. This attracts many tourists each year, making Bonaire a much-visited island. Nature lovers also like to visit Bonaire because of the rich flora and fauna on the island.

A paradise on earth in the Caribbean

Bonaire has a lovely tropical climate, white sandy beaches and unspoiled nature, reason enough to buy a house on Bonaire. Kralendijk

Kralendijk is the capital of Bonaire and consists of five different neighbourhoods:
- Playa
- Tera Kora
- Nikiboko
- Antriol
- Nort Salinja

In the centre of Kralendijk, Playa, live more than 2000 people. The shopping street, as far as you can call it, is also in Playa. Because Kralendijk is the capital of Bonaire, you can imagine that you will meet a lot of tourists here, and that it is therefore often busy.

Rincon

The oldest village in Bonaire is Rincon. Rincon is located in the north-west of Bonaire. From this village, you can walk through the beautiful hills of Bonaire, after which you can admire the east and west side of the Caribbean Sea at the top of the hills.

Republic of

A luxury village on Bonaire is Republic. Villas with sea views, situated in quiet residential areas. Republiek is situated in a hilly area, northwest of Kralendijk.

Republiek is ideal for people who are looking for peace, space and luxury in a private place, but also want the hustle and bustle of the city within reach. In just 5 to 10 minutes drive you are in Kralendijk with its delicious restaurants and bustle.

In the immediate vicinity of the Republic, you will find beautiful snorkelling and diving spots, as well as lovely walking and cycling routes.

Belnem

Directly by the sea on one of the most beautiful spots on Bonaire, and with the most beautiful luxury villas light Belnem. Belnem has almost no restaurants, bars or shops, but because Kralendijk is only five kilometres away, you still have these within reach. The popular beach, Bachelor's Beach, is located at the edge of Belnem.

Santa Barbara

A quiet but very luxurious neighbourhood on Bonaire is Santa Barbara with its view over Bonaire, Klein Bonaire and the Caribbean Sea. In Santa Barbara you can enjoy a rich nature and peace. The capital Kralendijk is just a few minutes' drive from Santa Barbara.

Buying a house on Bonaire

The range of houses for sale on Bonaire is very diverse. Whether you are looking for a flat, villa or other property, on this piece of the Caribbean Netherlands you will find your dream home at the most beautiful location in the Caribbean Sea.

Luxury flats

The range of luxury flats is large on Bonaire. You can choose for flats that are built on a resort, or for a detached apartment complex. The advantage of a flat is that there are always other residents who can keep an eye on you when you are away for a long time. In addition, if you choose a flat in a resort, you can rent it out when you are not staying there yourself. Flats also often have facilities that you can use together with the other residents, such as a swimming pool, gym or garden. The maintenance of these facilities is often managed by a concierge or caretaker so you don't have to worry about it.

Disadvantages when buying a flat can be that you have less privacy and you may experience nuisance from the neighboring residents.

A villa as a second home or holiday home

The range of villas on Bonaire is also large. If you buy a villa, you will have more choice in terms of layout. You can choose the number of bedrooms and bathrooms, as well as the location. Do you go for a house on the beach with sea view, or do you choose a house situated on the boulevard.

The advantages of buying your own house compared to a flat are the privacy and the space you have. Disadvantages may be that you have to do all the maintenance to the house yourself, and if you want to rent out the house, you will have to find a party that can manage this for you.

Taxes

On a house on Bonaire you pay taxes, there are two types of taxes. Depending on the situation you pay one of these two types of taxes.

Property tax

Property tax is paid by home owners who have a second home on Bonaire and who rent this home out or do not live permanently on Bonaire. The rate of this tax is 0.8% over the value of the property. The first US$ 70,000 of the property is exempt from tax.

Land tax

Owners of property who live permanently on Bonaire pay land tax. The amount of land tax is 0.345% of the value of the property.
