About Aruba

Arubais smaller than Bonaire and Curaçao, but it certainly doesn't lag behind in terms of long stretched beaches and beautiful nature. The island is about 180 square kilometres and has a population of just over 111,000. Aruba has its own special and beautiful places to live.

Where on Aruba would you like to live?

This island in the Caribbean has beautiful natural areas, popular tourist attractions and villages that exude local culture. These are all important elements when buying a home in Aruba.

Oranjestad

The capital, Oranjestad, is located on the north-western side of Aruba. Historical monuments and buildings, a shopping street with several shopping centres, the harbour, a lively nightlife and many places to eat and drink best describe the capital. A popular city among tourists with approximately 35,000 inhabitants. If you like hustle and bustle, then Oranjestad is an ideal place for your future home.

San Nicolas

San Nicolas has had a complete makeover in 2016 and is now a place that has been transformed into a colourful place with lots of art. The beach is within easy reach here, culture can be found in the small local pubs. San Nicolas does not have many hotels, but you will find tourists here because of the rich culture that prevails here. San Nicolas is located in the extreme south of Aruba.

North

From the northwest to the northern coastline, you will find a landscape of limestone cliffs and waves crashing against the rocks. Popular with holidaymakers, there are many hotels and resorts on this part of the island. Many islanders work and live in this area because of the many hotels and shops located here.

Santa Cruz

In Santa Cruz you will find shops, restaurants and residential houses, but also the Arikok National Park is half located in this district. In addition to protected flora and fauna, this park has several beaches and a natural pool that is protected by the surrounding rocks. If you are a nature lover, Santa Cruz should be high on your wish list.

Paradera

Do you want to enjoy nature and the beautiful landscapes that Aruba has to offer? Then Paradera is a neighbourhood that might have your future home. Paradera has no big hotels or resorts, but some holiday homes. This district is situated in the north-eastern part of Aruba.

Savaneta

Savaneta, located on the south-western coast of Aruba, is close to the sea. In this fishing town, you will find peace, culture and beautiful mangroves where you can snorkel to your heart's content.

- Check the website of the real estate agent for appearance, professionalism and whether it is up to date
- Check the social media accounts of the real estate agent for recent posts
- Ask for references and check them
- Take time for a telephone or personal introduction to ensure that your wishes are understood
- Have a contract between you and the real estate agent checked for agreements and legal correctness

If the sales agreement has been drawn up

Once you have made a choice for a house and you and the seller have reached an agreement. Then it is time for the purchase agreement. A signature on the purchase agreement is done by the buyer and the seller and takes place in the presence of a notary.

For you as a buyer, it is important to know that after signing the sales agreement, a down payment of 10% of the sales price is often required. The notary keeps this deposit in custody until the transfer of the deed of sale.

Taxation in Aruba

In terms of taxes, when you buy a house in Aruba, you only pay the annual land tax. This is determined on the basis of the value of your house. The amount of land tax can change from year to year.
